Combined Tax and Assessment Notices will be mailed on May 12th. Taxes are due on August 10th annually. An 18% penalty is applied to the unpaid current year taxes on August 11th. An 18% penalty is applied to the total arrears on January 1st of each year.
New this year - Special Tax
On the 2017 Combined Tax & Assessment Notice is a new line named "Special Tax" (previously named "Municipal Services Tax"). The Special Tax is made up of a combined total cost of several services provided by the municipality and is levied in accordance with Section 382 of the Municipal Government Act. The Special Tax is made up of the following:
• Waterworks Tax - $8,162.76 ($48.88/property) (was previously levied within the "Municipal Services Tax"). This amount includes the annual operating costs to the WILD Water Commission and a $40.00 per property charge to be transferred to the Water Reserve Account.
• Sewer Tax and Sewer Facility Maintenance Tax - $36,000.00 ($215.57/property) (New this Year). The Summer Village will be invoiced this year by the North 43 Lagoon Commission for a ½ year of Operating & Maintenance costs for the sewer/force main as the system only became available beginning July 2017.
• Fire Protection Area Tax - $13,600.00 ($81.44/property) (was previously levied within the "Municipal Services Tax"). This is the annual fee that the Summer Village pays to the fire service provider to ensure there is fire suppression coverage within the municipality. Should an individual actually need fire suppression services, they will be invoiced directly for the costs of their particular fire incident.
• Recreational Services Tax - $36,782.00 ($220.25/property) (was previously levied within the "Municipal Services Tax"). This is the annual cost to maintain the municipal reserve areas within the Summer Village.
Total Special Tax - $94,544.76 divided by 167 properties = $566.14/property.
Has Your Mailing Address Changed?
Please inform the Administration Office if your mailing address has changed to ensure you receive your mail from the Summer Village 587-873-5765. You should also notify Alberta Land Titles of the change - 780-427-2742 Land Titles Address Change Form.

Payments can also be mailed to: Box 8, Alberta Beach, AB T0E 0A0 - Please ensure cheques are made payable to the "Summer Village of Yellowstone". Envelopes must be postmarked on or before the tax due date.
Payments can be dropped off at the Municipal Office at 4808-51 Street, Onoway, AB. There is an after-hours drop-off slot available.
Monthly Tax Payment Plan

Market value is recognized as the most understandable, transparent & objective measure of a property's worth. The market value as shown on your current Assessment & Taxation notice is based on a legislated valuation date of July 1st of the previous year & reflects the physical condition of your property as of Dec 31st of the previous year.
How are Market Value Assessments Prepared
Market value assessments are prepared using mass appraisal. This is the process of valuing a group of properties at a given date, using standard methods and allowing for statistical testing. For residential property, assessors compile, review & analyze information from all legitimate real estate sale transactions that have occurred in Yellowstone over the 12-month period prior to the valuation date. This process results in the estimated value of your property as of July 1st of the previous year.
